What is the purpose of this service?

This service is established by us to enable members of the public to search for title registers, title plans and other related documents stored by Her Majesty’s Land Registry.

About the Property Register.

This is one of the main Title Deed Documents consisting of 3 sections and contains information on the property including:

 

  • Title number
  • Bankruptcy notices
  • Property description
  • Date of registration
  • Leases or sub leases
  • Date of last purchase
  • Owner’s name and address
  • Restrictions
  • Tensure
  • List of registered documents
  • Purchase price if registered after April 2000
  • Mortgages details (if any) and charges
  • Connected titles
  • Covenants
  • Easements
 

 

About the Title Plan.

This is the second main Title Deeds document and shows an outline (boundary) of the property and its location in relation to other neighboring buildings and properties. In some cases this document will also contain makings referred to in the Title Register.

Registered Documents.

These are Transfers, Agreements, Conveyances, Deeds etc… These documents are only available to buy only when mentioned in the Title Register as ‘copy filed’ or ‘copied into the Certificate’. We will automatically advice you on the availability of these documents when we supply you with the Title Register.

About Boundary Disputes

In cases of Boundary Disputes we will obtain copies of the Property Register and Title Plan for both your property as well as for the neighbouring property so you are able to inspect the extent of both properties yourself. Very often this will lead to the dispute being settled without having to go through a costly legal battle. The Official documents we supply will also prove valuable in case of legal action.

 

How Long Will A Search Take?

Search resulted will be forwarded to you electronically (as a PDF document) within 24hrs of receiving the instructions (except on holidays and weekends). In the rare event of delays (in cases where additional enquiries have to be made) you will be notified immediately by email and will be kept abreast of search progress.

 

Will the Owner of the property know that a search is being conducted?

No. The owner of the foresaid property will not know that a search is being conducted on their property.

We respect your privacy. We will treat all information obtained about our customers with strictest of confidence. Neither we nor any of our associated companies sell, rent or trade to third parties any information obtained from our customers.

Unregistered Land

About 82% of properties in England and Wales are registered and this figure is steadily increasing as properties are being registered on a daily basis.

You will be refunded (by way of a bank cheque) in case the property in question is unregistered. Please refer to our Refund Policy for further information.

 

What is an ‘Official Copy’ ?

We only supply Official Copy documents which are watermarked by Her Majesty’s Land Registry and are acceptable and admissible in a Court of Law. The Official Copy documents we supply often contain more details than ‘extract documents’ supplied by other websites

 

What do I need to order a search?

All you need to order a search:

  • Address of property including the post code
  • A paypal account or a debit/credit card (see www.paypal.co.uk for details)

An email will be sent to you within 24 Hrs of receiving the your search instructions containing the Official copy of documents requested.


Do we offer property searches for Scotland and N. Ireland?

Yes we do offer property searches for Scotland and Northern Ireland.
