Home Information Packs
From 14th December 2007 the Government has made Home Information Packs (HIPs) compulsory for all residential properties in England and Wales which are being marketed for sale. The introduction of Home Information Packs is intended to improve and speed up the buying and selling process of residential properties.
The following documents will normally be included in the Home Information Pack:

Local Authority searches.

Land Registry Title searches and documents (also a copy of the Lease Agreement if the Title is Leasehold).

Home Energy Performance certificate.

Drainage and water searches.
